The moisture detection process is very important to start as soon as signs are found because moisture on building materials can cause mold formation and eventually structural deterioration.
Moisture evaluating is the action taken to locate excess moisture in building materials. Once the excess moisture is located, it is then documented and evaluated to create the proper credentials so that the drying and/or removal process can begin.
During this process, the source of the excess moisture is found, controlled, and all signs of effected building materials are contained and disposed.
Even though there are ways to visually identify moisture issues with the human eye, the source and scope of moisture issues are often hidden, and special equipment is needed to aid in the detection process.
Standard moisture detection equipment that is used include a few different versions of moisture meters and infrared thermal imaging cameras. The results of using this equipment is far more detailed and measurable when determining where moisture is coming from.
The moisture evaluations from using the thermal imaging cameras and moisture meters are then used in the process called moisture mapping. Moisture mapping is basically the assessment of the results from using the equipment and the mapping out of where the moisture is coming from and the levels of moisture each area holds.

Moisture mapping is method of building diagnostics following a path of moisture through the property being assessed.
When a building becomes contaminated with a sewage backflow from waste lines, toilet bowl overflow or flooding occurs that involves sewage or from water which travels over soil, a serious health threat may exist to humans indoors. The severity of the health threat depends on the content of the sewage and the degree and extent of penetration into the building. The degree of penetration is dependent on the porosity of materials, the quantity of sewage, and the amounts of time the sewage remains in contact with materials. Microbial pollution associated with water damage can be a risk to both occupants and restoration workers, potentially resulting in a variety of infections, allergic and toxic diseases. A wide variety of organisms are found in sewage. Some are human pathogens. Many pathogens may be present, including bacteria and viruses. Sewage pathogens vary in their characteristics, including resistance to desiccation, to changes in temperature or pH, and to contact with biocides. After leaving the digestive tract, some die quickly. Others may be able to survive for weeks or even years in the right conditions.
Microbial contamination indoors occurs most often when moisture and food sources for microorganisms are not properly managed. In other words, microbes are ubiquitous but they will only essentially germinate and grow if a combination of organic material and the minimal moisture content needed for microbial growth occurs in as little as 24 to 48 hours. Therefore, microbial growth indoors can occur after a water loss, such as a flood, pipe breakage; chronic water intrusion caused by construction defects or poorly maintained building materials, condensation due to the presence of cold surfaces within a building, poorly maintained mechanical air conditioning systems, or if the building is located in a high humidity environment. The purpose of the initial mold investigation is to conduct a visual survey of specific areas of the property, collect a limited number of samples and analytical data in an effort to help determine the presence or absence of microbial contamination and/or aerosolized fungi spores, then if necessary, prepare a remediation protocol to address any microbial issues discovered.

The purpose of the Post Remediation Verification is to determine the efficacy of cleaning aerosolized fungi spores and microbial growth on the structural elements, finishing materials and/or personal items/contents within the designated work area(s). The Post Remediation Verification provides a measure of assurance, within sampling, testing and analysis limitations that the structure and contents have been remediated to a pre-loss condition as defined by the Institute of Inspection, Cleaning and Restoration Certification (IICRC) S520 Mold Remediation Standard. PRV sampling may be required by the insurance carrier or Escrow Company prior to rental, lease or sale of the subject property after remediation of a water intrusion event.
